Top Tips For Foundation Repair

Foundation Repair Tips To keep Your Foundation Steady & Strong

As our Oklahoma City home inspection experts would know all too well, keeping a home’s foundation in good shape can prevent thousands of dollars in damages to the house. Early detection of foundation damage can also reduce the amount of money and effort needed to make repairs. Here are some things you can do to keep your foundation in tip-top shape:

1.) Monitor how your drainage works: Excess moisture can cause your foundation to heave, causing a host of problems. Make sure your gutters and drainage pipes are properly sized for your home and properly fitted to your house. If you don’t know how to gauge either of those things, a home inspector (like someone on our Oklahoma City home inspection team) can help as well as looking for signs of damage. If your foundation sits on sandy soil, your drainage should move water at least 5 ft. away. If your foundation rests on expansive soil, it should be 10 ft. away.

2.) Fill minor cracks with epoxy: Over time the concrete in the foundation of your home can develop fractures. These fractures weaken the structure and can lead to serious damage. You can repair these hairline fractures yourself. Start by cleaning out the crack as much as you can, then fill it in with some epoxy glue or other repair material.

3.) Perform plumbing inspections regularly: Your entire plumbing system should be inspected yearly for leaks. This includes the sewage line and sprinkler systems. Should you or the Oklahoma City home inspection expert you hired to inspect your home find any evidence of a leak, get it taken care of as soon as you can! Leaving a leak for too long can cause serious damage to the foundation and leave you having to pay thousands in costly repairs.

These are just some of the ways you can make sure your home can continue to be your home. Regular inspections are also another key factor in keeping your house in shape. Oklahoma City Home Inspection: Dangers Of Landscapes Built Higher Than Homes

Oklahoma City home inspection: Keep your home safe

During a routine Oklahoma City home inspection, the outside of your home gets checked just as thoroughly as the inside. Did you know foundation issues may be the cause of your raised flower bed? Oh yes, Oklahoma City home inspections bring me to see many interesting things! When you build your landscape higher than your home, it can cause problems. The issue here is water.

Not only are you watering your plants, but you let mother nature’s rain do some watering, too. It’s great for the plants, but if your flower bed is higher than your home you will be watering your house, too. In my experience with Oklahoma City home inspection, I have seen the side effects of too much water entering a home’s foundation. What happens is that the stone and brick hold on to water, because they are porous materials. Then, the water just penetrates inside the stone or brick which can cause damage to the home.

Water build up can cause problems such as cracked or damaged foundation, infestations of mosquitoes and other insects, mold, erosion of topsoil that protects your foundation, staining to the exterior of your home, paint damage and even damage to your plants. As you can imagine, the damage caused by water entering the base of the home could be very costly to the home owner. If you have a basement, water could be slowly leaking into the basement.

I take Oklahoma City home inspections very seriously and I hope you’ll consider taking this advice to think twice before building your landscape higher than the level of your house. If you’re thinking about selling your home in the future, having flatter landscaping will work to your advantage and avoid the problems outlined above.
