According to a temperature outlook, released by The Weather Channel Professional Division, a colder than average winter may be in store for some! January tends to be the month when the winter storms really hit. The predicted temperature drops are said to occur in the Southwest, Southern Plains, Southeast and East Coast. It means we’ll be looking closely at potential winter roof damage. With colder temperatures comes the opportunity for more rain, freezing and heavy snows. These harsh weather conditions translate to potential damage for your home’s roof. When little icicles begin forming, you may not realize that it can mean something significant rather than just frozen water dangling from your roof. When completing an Oklahoma City home inspection, if I see icicles it triggers a red flag. The icicles could be the first warning sign that you have ice dams on your roof. What are ice dams and what does that mean to the Oklahoma City home inspection? I’m here to inform you!

The ice dam is caused when snow or ice storms hit Oklahoma and your home doesn’t have proper attic ventilation. Without the proper air flow, warmer areas in your attic causes the snow to melt despite the cold outside temperatures. The melted snow accumulates creating an ice dam that is now a wall of ice on the edge of your roof near the gutters or soffit.

The problem that this wall creates is water build up. When snow, more ice or rain comes in behind the ice dam it creates a pool of water. The water can, then, proceed to leak inside the home. If water is allowed to leak into a home for too long it can create damage on the walls, ceilings, insulation, floors and more. I’ll bet you can understand where this could be a potential problem on the Oklahoma City home inspection report.

Of course, safety is number one in my book. As your Oklahoma City home inspection expert I have to tell you that performing ice dam removal alone is very risky if not done properly. Edmond Home Inspection: How we find mold

If an Edmond home inspection were to be happening around this time, a major checkpoint on the list would be for moisture in the walls, near windows, etc. Perhaps you already know where this going and why I’d be checking them, but I feel it necessary to drive this point home. When completing an Edmond home inspection I’ll look for mold or possible signs that your home has areas conducive to mold growth.

If you don’t have mold already, I’ll check to make sure there are no cracks near windows. If you do have cracks or open areas near windows this is a main concern, because water can enter. If water is allowed to enter the cavities of walls that can turn into very bad news for potential homeowners or sellers. What’s so tricky about mold is that it can spread quite quickly. It has been estimated that mold can begin growing within 48 hours of moisture build up. Mold is very dangerous as it can cause potential structural damage, environmental concern and serious health risks.

How will we know if your home has mold? During an Edmond home inspection, we will use Infrared technology called thermography to scan interior surfaces of a home without having to tear into walls. The infrared camera can reveal excess moisture due to plumbing leaks, roof leaks, leaks around windows, etc. Wet areas of materials cool when energy is transferred during the water evaporation process; therefore, a wet (“cooler”) area will stand out from the surrounding dry (“warmer”) surface.

To discuss what the next steps are if the potential for mold is found would have to be in person, because the solution depends on the severity of the problem. I just hope that this information gives someone out there a chance to fix their air/water leakage problems before it comes down to mold remediation.

During this time of year, a lot of people have closed on house deals prior to the start of fall so that they can settle in before winter. I continue to spot one important flaw repeatedly during a routine Edmond home inspection and for that reason I felt this particular category needed to be addressed. One of the most common flaws spotted during an Edmond home inspection is related to the drainage. I know we just went through the summer and rain may not have been issue then, but I also have to think about the home’s state as it will be if something isn’t taken care of.

The problem: If you notice that your lawn often gets soggy after an average rain or water pools up in your driveway, you have poor drainage. If water continues to build up too much then over time it can back up to your house causing eventual structural damage or immediate signs of insect infestation, rot or mold.

A solution: Gutters should have downspouts that direct water away from your house. They should be extended 6-10 feet away from your foundation. You may also consider French drain installation. With French drains water will be forced to flow downhill as the drains are slightly sloped trenches filled with round gravel and a pipe that diverts water away from your house.

It may not be raining now, but the fall and winter storms are right around the corner. You can hire a professional landscaping team to take care of your drainage problems for you. It may seem like it isn’t worth the upfront expense, but in the long run what proper drainage will save your house from will be worth it!

This common flaw spotted during a routine Oklahoma City home inspection is avoidable, but it means paying for a professional electrician. Today, I’m going to explain why it is important to have a professional electrician.

Unless you’re an electrician by trade or conduct Oklahoma City home inspections on a regular basis, you may not have any clue what GFIs are. Most often there are special looking electrical outlets which are most often placed in bathrooms and kitchens. To my trained eye, as the Oklahoma City home inspection source, I know they’re in those areas of the home, because they are meant to protect people from electrocution. You have probably recognized them as the outlets with the little “test” and “reset” buttons on them. The technical term for the special outlets are ground-fault circuit interrupters, more often referred to as GFCIs or GFIs. From an Oklahoma City home inspection point of view, today I am going to talk about the importance of testing your GFIs.

Testing your GFIs is important to make sure that the device is still sensing properly or is capable of stopping electrocutions. To test the GFI is simple, just push the test button, which should make the reset button pop out. Anything plugged in at this point should also not function, because when you push the test button the electrical current is suppose to cease to the source. If your plugged in item does not function, your GFI is on the right track to doing it’s job. Next, unplug the tested item and then push the reset button.

On behalf of my Oklahoma City home inspection wired brain, I will also inform you that some GFIs are simply too old to rely solely on the reset button. To be more precise, if your home’s GFIS are older than 2006, you will have to use a special GFI tester. These are devices that plug in to the wall in order to test the electrical current.

Tip #1 from the Oklahoma City home inspection lady: The GFI or GFCI outlet testers for the older outlets can be found at stores like Home Depot or Lowes.

Tip #2 from the Oklahoma City home inspection lady: If your GFI still doesn’t function properly after testing, you may have a more serious underlying electrical problem. If you aren’t an electrician, I can only caution you about attempting any electrical work on your own. Please consider hiring a professional in the event that your home has serious electrical failure.

It’s easy to have a healthier looking lawn in the spring, when rain water is in abundance, but it may not be so easy in the warmer months of summer.
